Tenant responsibilities

The tenants also have some things that they need to do before moving day:

  • Complete an online tenant details form
  • Undergo a credit check and provide references (completed by NRLA Tenant Referencing and takes about 2 weeks)
  • Sign your online Tenancy Agreement
  • Pay your months rent in advance and months deposit.
  • Sign your MyDeposits certificate

Once all is complete, you will be ready to move in.

Landlord responsibilities

There are a few tasks that you, as a landlord, will be responsible for.

  • Arrange a professional and comprehensive inventory report. This will set out all the items that are in the house such as carpets, any furniture that comes with the house etc. It also needs to set out the condition of any of the contents. This becomes especially important should you need to make any deductions at the end of a tenancy for any damage.
  • At the start of any new tenancy, We will ensure the new tenants have set up the necessary accounts and transferred names for providers of utilities (gas, electric and water) and have provided meter readings if requested by the utility companies. We will also  set up accounts or transfer the names for telephone suppliers, council tax and TV licensing.
  • Make sure all furniture and furnishings comply with the latest fire regulations
  • Ensure that all gas appliances and equipment have been serviced by a CORGI-registered engineer and that safety records are kept in a safe place
  • Make sure that all electrical wiring has been checked and safety approved by a qualified electrician

Moving day

When a date has been agreed, we can let the tenants move in and begin the lease. as long as the tenant has passed the reference process, signed all relevant documentation and paid the deposit and first months rent in advance.

1) Do you do less than 12 months contracts or break clauses?Sorry due to the work involved to process a new tenant this is something we are unable to do.

2) Why do you only do viewings on Saturdays at a fixed time?
This is so we can keep the rents down for all our tenants (unfortunately not everyone turns up to an appointment)  

3) I will need somewhere to park my car do you provide parking?
I am sorry but none of our properties have parking and advice on parking is not something we can help with.

4)  How much do I need to pay before I move in?1 Months rent and 1 Months deposit.

5) Do I need to pay the bills for the property?
For the Clock House Studio Rooms you will only need to pay for your TV licence and Internet For Ward House and Pauls Row you will need to also pay for Council Tax, Water Rates, and Electric (there is no Gas in these properties).

6) Can I share a Studio Room at The Clock House with a friend?No as this would cause overcrowding and we want everyone to be as comfortable as possible you will need to rent a room each.
